Texas Coastal Vacations offers several great ways to get your vacation rental booked more, to save you time, and to give you peace of mind that transactions are safe and accurate. When you enlist your property with us, our custom designed website allow travelers to find, view, and reserve your unit online. Other powerful features are;

1. Property Listing
a detailed description, photos, rates, amenities, a floor plan, real-time availability calendar and accurate rate quotes

2. Automated Correspondence
Everything is automatically sent from email inquiry responses and reservation confirmations to rental agreements and accounting statements

3. Online Reservations
including credit card processing (through authorize.net)

4. Automatically Scheduled Cleanings
Every time a reservation is made for your property, the cleaning is automatically scheduled. Each cleaning company has a login to view the daily cleanings. You may choose a cleaning company or use one of our partner cleaning companies. If you choose to clean your property yourself, all cleanings will be automatically emailed to you.

5. Online Accounting
All owners/members are provided a user name and password to access their properties current earnings, taxes, ect.

    Why not!? Our software schedules your cleanings, keeps up with your accounting (which is backed up by our CPA), offers you tons of extra exposure, and WILL MAKE YOU MORE MONEY! Your spreadsheets will be visable 24 hours a day along with your Y-T-D. You will have access to our Owner Message Board that allows you to stay in touch with all of our other owners. You will also be allowed to list your property for sale on both our For Sale page and our Rentals page.   2. Are we obligated to give you Exclusive Rights to our property?
    No, not at all! If you reserve your property from an ad you already have, or if your family or friends want to use your property, you will reserve your property online using an assigned code and the site will book it out online for you. This will eliminate double booking AND schedule your property to be cleaned. If your property is booked and someone calls wanting to book, you may send them to our site and if they book using your assigned code, you will be given a finder's fee.

  3. Is Texas Coastal Vacations a property management company?
    We are not a property management company. Our internet based software allows you to be in control of your property and is just an extra advertising outlet to help you with your scheduling, accounting, advertising, and many other great features.

  4. How much does it cost for me to list my property?
    We do not make money unless you make money. We charge a small percentage of rental income brought in by your property from our site. The percentage is for the extra exposure generated from our site, scheduling, and accounting. If you book out your property from your own ads, we don't charge you anything.   5. Why Should I Choose You Over A Property Management Company?
    Read Above for all of the great control that you maintain by using our services. When you use a property management company, you will not know when someone has booked your property, how much they paid, where they are from, and who cleaned your property. You will know all of this by using our services. Another great feature we offer where property management companies do not, is the fact that we DO NOT have exclusive rights. If your property is vacant, you may book it out any way that works best for you, and we don't charge anything. We only charge for bookings produced from our site. You also can profit from sending customers that make reservations on our site. You will be paid a finders fee in doing so. If your property is booked out for the year, and you have a web site, advertising on the web, or in the newspaper and someone calls, just send them to us, and have them type in your designated code in the Discount Code section of our site and you will be paid a finders fee.   6. How Do I Maintain Control?
    You have the option to collect the tenant's money. Either choice you make, when your property is booked through our site, you will be emailed information on who reserved your property and where they are coming from. You will also be emailed what they agreed to pay and how many times your property was cleaned and who cleaned it. You also have the option on who you choose to clean your property, rather it be you or any cleaning company you choose. Our CPA will also keep up with your accounting and provide you with 1099s at the end of the year. You will also be able to see your property on our site and the availability calendar, so you know when your property is being used. You will also be assigned a username and password to access your 24 hour up-to-the-second Accounting spreadsheet for the month, with a running Y-T-D. With this sign in information, you will also be able to keep in touch with the rest of our owners on our site. IF You have any quesitons, we will be more tan happy to personally assist you.
